Flatness and level are different.

A subfloor can slope while still being flat. The preparation target depends on the flooring’s specified tolerances and the project’s needs. We assess the actual surface instead of assuming the entire home needs a full pour.

Grinding can address high spots; patching or a leveling compound can address suitable low areas. Product choice, primer, substrate condition and application depth are considered together.

Quote the depth as well as the area.

A bag’s coverage changes with application thickness. The displayed per-bag starting rate is a reference, not a flat square-foot conversion. We confirm material, labour, primer and preparation allowances in the quote.

Can you estimate leveling from square footage alone?

Not accurately. Coverage depends on depth, product and the condition of the substrate. We assess the space before confirming the preparation allowance and pricing.
